Terms and Conditions
- The client receives from Acco Real (contractor) in writing or by telephone proof of offers for rental properties that were previously unknown to him. If the client is aware of an offered property, this must be reported to Acco Real immediately and provided upon request.
- Acco Real's offers must be treated confidentially. In the event of a violation, the client is liable for the agency fee that would have been incurred in the event of success.
- The obligations arising from the rental agreement concern solely the client and the landlord. Acco Real is not liable to any of the contracting parties for any claims arising from the rental agreement.
- If a written rental agreement is concluded for one of the announced properties, this must be reported to Acco Real immediately, at the latest within 24 hours.
- The flat rate rent specified by the provider when the order was created is used as the basis for calculating the commission, unless additional costs were specified. The commission also depends on the period offered by the landlord and desired by the tenant. The tenant pays the commission and not the landlord.
- If the rental agreement is terminated prematurely, the claim to the full commission accrued under the originally concluded rental agreement remains unaffected. Only if the landlord fails to fulfil his rental agreement obligations is there a right to repayment of the pro-rata commission in the event of early termination.
- Otherwise, the statutory provisions apply.
Liability
The tenant is liable for any damage caused to the apartment or house. All sources of danger or damage to the home, such as water, washing machines, dishwashers, moisture in the home, open fires and candles should be avoided at all costs. Please show utmost concern and care when handling the furnished apartment.
The landlord can use the deposit to cover the costs of replacing inventory in the apartment. If there are disagreements between the tenant and landlord when returning the apartment, it is best to contact us. We will then arrange for you.
We recommend that you and the landlord take out household contents insurance. To be on the safe side and to protect against damage to third parties, we also recommend taking out liability insurance. We would like to point out that the insurance company has an exclusion of liability for many possible damages.
What else can I expect?
If you are not in Munich for a shorter or longer period of time, we are available as a contact person for you and the landlord during your absence and take care of all matters relating to your four walls. If the maintenance of the objects proves to be time-consuming, which may be the case with older equipment (electrical devices, sanitary facilities, furniture that requires high maintenance), then we must calculate our service in consultation with you.
In the event of defective devices or minor or major repairs, we will clarify the next steps with you. In the event of minor damage, customer service will be contacted first before the devices are replaced. If any invoices arise as a result, we will forward them to you. In the event of major damage, such as a burst pipe or water damage, we will inform the insurance company.
