Free of charge and without commission
At Acco Real, tenants pay no commission. The landlord always pays the brokerage fee – this is how we keep the housing market transparent and fair for tenants.
Our goal is to make your journey to your new home in Munich as easy as possible – without hidden costs and without additional effort.
Return of the apartment or house
Please contact us in good time to schedule a return. In order to enable a quick return, we would like to ask you to hand over the apartment in the condition in which you found it. If painting work is necessary before return, contact us and we will request a suitable service provider. We recommend that you make an appointment with Acco Real approximately four weeks before moving out. We will create the return report for you free of charge. If you have a power of attorney, we will be happy to deregister your telephone, electricity and gas for you.
Rental prices
The rental prices are usually stated including additional costs. If the costs for electricity are not shown, then the electricity costs are additional. For a 1-room apartment you have to allow for electricity costs of around 10-15 euros and for a 2-room apartment around 15-25 euros. There are other billable costs to consider, such as garbage, water, telephone or DSL connection, etc.
For guidance, here are some rental price ranges:
1-bedroom apartments
- Good equipment: 500.00 to 600.00 Euros
- Very good equipment: 660.00 to 820.00 Euros
- Good equipment: 500.00 to 600.00 Euros
2-bedroom apartments
- Good equipment: 920.00 to 1,100.00 Euros
- Very good equipment: 1,100.00 to 1,400.00 Euros
- Exclusive equipment: 1,400.00 to 2,000.00 Euros
3-bedroom apartments
- Good equipment: 1,280.00 to 1,500.00 Euros
- Very good equipment: 1,500.00 to 2,300 Euros
- Exclusive equipment: 2,300.00 to 3,000.00 Euros
The rental agreement
The rental agreement is concluded between the tenant and the landlord. Acco Real forwards the rental agreement to both parties.
The rental agreement stipulates a minimum rental period of two months. If possible, the tenant should be given one month's notice for rental periods of six months or more. In consultation with you and the landlord, we will support you in finding a new tenant. Please contact us in good time!
You need your landlord’s consent to sublet the apartment. If the rental agreement does not contain any provisions for subletting, this is not permitted.
Questions about bail
We charge two months' rent for the deposit. For a short-term tenancy, the deposit is only one month's rent. Since with furnished rentals the rental agreement is usually concluded at short notice (6 to 12 months), the deposit is transferred directly to the landlord's account.
We recommend that the landlord creates a deposit account. When the apartment is handed over, the landlord releases the account again. The deposit will be refunded to the tenant's account within two weeks of the end of the rental period. If you have an account abroad, we need the SWIFT CODE and the IBAN number of your bank.
This ensures flexibility when renting furnished apartments and prompt refund of the deposit. If cosmetic defects or damage still need to be repaired, the refund may be delayed slightly. But the deposit will be charged after six months at the latest.
